Rising interest in off-plan and instalment purchases amid Yangon realty market surge

There is more development of transaction and rental, and also more interest in purchasing apartments through off-plan and instalment systems in Yangon’s real estate market, according to interviews with agents and residents.
Prices have also increased while rent and sales have reached a more active position.
“At the six-storey building in front of us, there is no apartment left as all are sold out under off-plan. When we buy in this off-plan system, we can pay in instalments, so some business people buy them. We are even asking to buy a unit in advance. Currently, since there are more migrant people, there are more sales and rentals in the Yangon real estate market. People who can afford to buy units to live in among the migrants,” said a Yangon resident.
Transactions in the real estate market during the early Buddhist Lent have cooled down a bit. Still, since many people have moved to Yangon, property transactions are active despite the lent, a real estate agent said.
An apartment owner in Pazundaung Township, Yangon, stated he started selling his unit last year through real estate brokers, but he didn’t find a buyer for an extended period. There are many potential buyers now, and he is in a wait-and-see mode.
In addition, the price of rental units has increased, and monthly rents with deposits and 6-month or 12-month contracts have started to grow. However, the tenants said it is becoming more difficult to rent on a monthly basis. — MT/ZN/ED

Myanmar chairs 74th IAI Task Force and 14th ASEAN Partners Consultation Meetings

Permanent Representative U Aung Myo Myint of the Republic of the Union of Myanmar to ASEAN chaired the 74th IAI Task Force Meeting and the 14th Consultation Meeting of the IAI Task Force-ASEAN Partners on 28-29 August held at the ASEAN Secretariat, according to the Ministry of Foreign Affairs.
On 28 August, the implementation status of IAI Work Plan IV (2021-2025) and the remaining projects under the work plan, as well as the continued formulation of the new work plan, were discussed at the 74th IAI Task Force Meeting. The IAI Task Force members from all ASEAN member countries and ASEC representatives from the IAI and NDG division attended the meetings.
On 29 August, matters related to the updated implementation status of IAI Work Plan IV, ASEAN Partners to support the remaining projects and formulation of the new work plan were discussed at the 14th consultation meeting of the IAI Task Force-ASEAN Partners. The IAI Task Force members from all ASEAN member countries, representatives from Timor-Leste to ASEAN, representatives from ASEAN partner countries, as well as Mr Satvinder Singh, Deputy Secretary General for ASEAN and representatives from IAI and NDG Division, attended the meeting. — ASH/TMT

China factory activity extends slide in August as headwinds rise

CHINA’s factory activity contracted for a fourth straight month in August, a sign the world’s second-biggest economy remains on a shaky footing this quarter.

The official manufacturing purchasing managers’ index declined to 49.1 from 49.4 in July, the National Bureau of Statistics said on Saturday (Aug 31).

The median forecast of economists surveyed by Bloomberg News was 49.5. It has been below the 50-mark separating growth from contraction for all but three months since April 2023.

China’s US$17 trillion economy has been struggling as a prolonged property downturn weighs on consumers and businesses.

Recent government efforts – including interest-rate cuts – to boost sentiment have yet to turn things around, meaning the world’s No 2 economy continues to lean on manufacturing to keep its growth target in sight.

As trade tensions with the US and Europe increase, headwinds for the manufacturing sector are growing.

Myanmar joins Technoprom-2024 in Russian Federation

Myanmar Consul-General U Pyae Phyo Wai attended the XI International Forum of Technological Development “Technoprom-2024”, held from 27 to 29 August in Novosibirsk, the Russian Federation, according to the Ministry of Foreign Affairs.
On 27 August, the Myanmar Consul-General participated in a meeting with international delegations hosted by Mr Andrey Travnikov Alexandrovich, Governor of Novosibirsk Oblast. The event was attended by officials from the Novosibirsk regional government, diplomats, international delegates, representatives from various companies, and business leaders.
Additionally, on 28 August, the Myanmar Consul-General joined the forum’s plenary session, chaired by Mr Dmitry Nikolaevich Chernyshenko, Deputy Prime Minister of the Russian Federation. He also participated in a panel discussion on “Potential for International Cooperation with ASEAN Countries.” On 29 August, the Myanmar Consul-General visited Academpark and the Novosibirsk Metal Cutting Factory as part of the forum’s agenda. — ASH/KZL

CBM sells over US$190M, 19M yuan, 79M Thai baht in August

The Central Bank of Myanmar (CBM) sold over US$190 million, 19 million yuan and 79 million Thai baht in August.
Following CBM’s notification dated 14 August about contribution of $100 million towards the fuel oil sector, it sold over $9.498 million at exchange rate of K3,400 on 15 August, over $89.975 million at exchange rate of K3,410 on 19 August, $31 million at exchange rate of K3,440 on 22 August, over $35 million at exchange rate of K3,460 on 26 August and $16.9 million at exchange rate of K3,472 on 28 August respectively.
CBM announced on 9 August that it would sell $6 million, five million yuan, and 10 million baht in edible oil, fuel oil, and pharmaceutical sectors through online forex trading platforms in the coming weeks.
CBM sold $5 million and five million yuan for fuel oil, edible oil and pharmaceutical sectors on 2 August, after selling 69 million baht and nine million yuan for those importing edible oil, fertilizer, pharmaceuticals and medical devices on 1 August.
CBM injected $15.4 million and five million yuan into the foreign exchange market in July with a view to curbing the instability in the foreign exchange market and stopping the currency devaluation. According to CBM’s notification on 15 March, it has been joining hands with law enforcement agencies to combat and prosecute those who attempt to manipulate the currency market under the existing laws. CBM allowed authorized dealers (private banks) to operate online foreign exchange trading freely as per the market rate depending on supply and demand, starting from 5 December 2023. — NN/KK
